The property comprises a broadly rectangular parcel of undeveloped land, presently used for grazing, with a hedge running through it and mature woodland to the southern boundary. Access is provided via a roundabout spur from the new western link road.

The site slopes gradually from the north west to the south east. Established housing lies to the west and south west, and agricultural land lies beyond the new link road to the east.
