LOCATION

Callander is a small town in the council area of Stirling, Perthshire and is situated on the River Teith, which is within two minutes' walk from the property. Callander is a popular tourist stop to and from the Highlands. The town serves as the eastern gateway to Loch Lomond and the Trossachs National Park, the first National Park in Scotland, and is often referred to as the "Gateway to the Highlands'. Dominating the town to the north are the Callander Crags, a visible part of the Highland Boundary Fault, Ben LedI lies north-west of Callander. Loch Venacher, and Loch Katrine also attract a significant amount of visitors. The town boasts the Rob Roy and the Trossachs Visitor Centre which is also the location of The Tourist Information Centre in Ancaster Square.

Callander has a full range of services including banks, petrol station, supermarkets, restaurants, shops and a launderette and is well serviced by public transport from Stirling. McLaren High School educates pupils aged 11 to 18 from a wide catchment area and there are many feeder primary schools located in the area. McLaren leisure center boasts a 20m swimming pool and various sporting activities. There is in-door bowling and an 18-hole golf course. There are some good walking routes around Callander and one of the most popular is the walk up to the Bracklin Falls and its impressive bridge over the falls, others include The Meadows, Callander Crags and the Wood Walks. Accessed via a private door at the end of the corridor, the owner's accommodation is private and separate from the public areas. The current owners occupy one large double room with built in shower on the ground floor. A short corridor which has office facilities in built leads past a separate WC and wash hand basin into the kitchen area. The newly built extension is accessed from the rear of the kitchen and leads into a generous utility room which is fully fitted and then into the large and comfortable owners lounge. This bright and light room enjoys patio doors to the garden area which is very attractive.
