The subject site is located within close proximity to Sunderland City Centre on the A183 Chester Road.

The site is situated on the edge of a large residential area within close proximity to the University Metro station, Sunderland City Centre as well as shops and services along Chester Road to the west.

Sunderland is located approximately 15 miles south east of Newcastle upon Tyne and approximately 14 miles north east of Durham. Access links to Sunderland are provided via the A19 which is one of the main routes through the region connecting Newcastle in the north to York in the south.

DESCRIPTION AND ACCOMMODATION

The site extends to approximately 1.39 Ha (3.42 acres) and is triangular in shape.

It currently comprises a number of three-storey brick built student accommodation buildings which are now vacant. There is an unadopted estate road through the site with sole access and egress point off Chester Road. In addition there is a single storey former site office and laundry in the middle of the development.

The site is bounded on its north eastern side by the metro line, on its southern side by Chester Road and on its western side by a strip of open space beyond which are rows of terraced housing.

The property comprises a total of thirty six blocks of student flats set over ground, first and second floors. The blocks are arranged in groups of between two and four blocks and are offset within the groups to form small terraces. There is a parking provision at various points of the estate road.

The majority of the existing scheme was constructed in the 1980s and these blocks are all cavity brick and block wall construction under double pitched interlocking concrete tiled roofs. Blocks 1-13 have single glazed windows with the remainder having aluminium double glazed units. Each block provides ten student bedrooms, together with a shared kitchen/dining room and bathroom facilities.

Toward the rear of the site blocks 35 and 36 are later additions having been constructed in 1993. These are also of three storey design, constructed of cavity brick and block walls with contrasting reconstituted stone detailing under double pitched concrete tiled covered roofs. The building has double glazed timber framed tilt opening windows and square section UPVC rainwater goods.
